Here we explain credit checking + give an  EXAMPLE OF A REPORT

 

It is estimated that approximately 92 % of tenant problems can be avoided by proper screening of tenants. One of the screening steps involves a credit profile (commonly known as a “credit check”).

 

It is possible to identify and avoid tenants who fail to pay their rent regularly. because landlords now have access to the same database used by banks and retailers. Landlords also have a duty to report non-paying tenants so that others can avoid them too.  

 

At LANDLORDS.CO.ZA we use EXPERIAN, one of the largest accredited national/ international credit information bureaus. EXPERIAN is used by all banks and retailers in South Africa for risk management.  

 

A fee of R30 is charged for every base credit profile requested on a tenant. We also offer a number of other comprehensive and detailed credit profile options at various prices and will also use another bureau if requested to do so. 

 

EXAMPLE :  Below is an extract from a base report and herewith a brief explanation.

JUDGMENTS

Judgments are court cases against a person for debt. If a person was evicted by a court, there will be a judgment recorded and this will (should) show on the profile. The reason for the judgment will be RNT (rent) or AGT (agreement).  RTS on this report means Rates, Tax and Services.

 

DEFAULTS

A person can be listed under the heading “Default information when he :

did not pay his bills or rent or

disappeared or

breached his contract and could not be found by the sheriff for delivery of a summons.

 

ENQUIRIES

This block shows who made enquiry on this person. It also shows where the person previously applied for credit and who his creditors are likely to be. When Landlords.co.za does an enquiry on a tenant, the landlord’s member details are added to the top of the list that reads “ Enquiry Information”. This person whose profile this is, can see who enquired into his credit information. This is why permission is required from your tenant to do a credit profile.
